REDEVELOPMENT OF BUILDING:
Day by day economic situation is worsen & not possible to people to redevelop their building by own, so they handover their building to BUILDER / DEVELOPER. Builder / developer cheat anticipates many cases; in the area given to society member. The occupant or member of society are being vacated but are not rehabilitated as per promises. In the view of above concerns, The Government of Maharashtra, under section 79(A) of Maharashtra CHS act 1960, has endorsed “PROJECT MANAGEMENT CONSULTANT” for redevelopment to be appointed by respective society.
SCOPE OF WORK:
Preparation of feasibility report.
Finalization of the area given to individual society member based on existing area & list of amenities.
Preparation of draft tender documents, discussing with the committee and finalizing draft tender.
Inviting the tenders (Technical and Commercial) from various builders/developers, doing the technical evaluation and preparing comparison statement and short listing few developers.
Conducting joint meetings with the short-listed Builders/developers along with the committee members and finalizing the most suitable developers.
Issuing Letter of Intent based on terms negotiated with the selected Developer.
Ascertaining measurement of each flat and finalizing the carpet area of each member, carrying out detail plane table survey.
Selecting upon Solicitors/legal consultants and Tax consultants.
Completing agreement formalities between the society and builders/developers and also between the society members and builders/developers.
Finalising the layout of the entire plot & finalizing the plans as per the member’s requirement and shifting to a temporary accommodation.
Demolition of the building, carrying out soil exploration & Construction of new buildings.
Construction of Infra Structure such as roads/Recreational Ground, etc., and Compound wall with gate and concrete pavement and watchman cabin.
Obtaining O.C. (Occupation Certificate) from builder and Obtaining permanent water connection and water supply meter fixing and cleaning site. Handing over possession to the members after confirming the carpet areas of newly constructed flats.
